The proposal utilises the perpendicular edges of Plot A to set up a North/South 10m planning grid that is overlaid onto the 3 plots.

Based on a plot ratio of 6/6.5, the building volumes are developed according to the 10m grid to form a commercial podium and a 120m tower on each plot.

The building volumes are further articulated to result in the design proposal. The commercial podiums are broken down into smaller volumes to relate to the site geometry and to create interlocking spaces and exterior terraces that activate the commercial areas. The towers on plots A and C are office towers, while the tower on plot B houses serviced apartments.
